Pretty Royal bastide village from 1271 and on the route of St Jaques de Compostella with a lovely square and belfry tower, superb views, leisure lake, restaurants, small supermarket and seasonal market.

Penne d'Agenais:
Penn means hill crest in Celtic and this lovely restored 'arty' village once had a castle built by Richard Coeur de Lion and has an interesting basilica, lovely views over the Lot river, restaurants 
and many artisans.

"We have recently completed the restoration of Louille and are delighted with the result. It combines the character of a grand 18th century farmhouse, such as the original flag stone floors, oak beams and huge fireplaces, with 21st century “must haves” including many luxuries and eco-friendly features. Louille is now a fabulous place for all seasons, with lots to do for both adults and children. During those long French summers, having the outside kitchen adjacent to the games barn, pool and “playing field” means everything is at hand; and there are plenty of places around the property to take a quiet break, outside or in the cool of the house. Louille also has double glazing, central heating and of course a large wood-burner, which makes it warm and cosy in the Autumn and Winter. Louille is a splendid 18th century stone farmhouse, set in extensive grounds on an elevated site, and is surrounded by 150 acres of undulating countryside with open views over the rural landscape below. It has been totally renovated and restored in the last year to a luxurious standard and offers superb accommodation for large family groups in an idyllic setting.  It is located on the borders of the Lot and the Lot et Garonne, near the tiny village of Thezac.  Tournon d’Agenais (3km) is one of the oldest bastide villages in the region and has a range of local shops, restaurants and amenities.  The local vineyard – Vin de Tsar – is within walking distance, and is well worth a visit.  The nearest airports are Bergerac (50 minutes) and Toulouse  (80 minutes).  Nearest main towns: Fumel, Villeneuve-sur-Lot and Cahors – 10, 25 and 35 minutes.

The main house and  pigeonnier, open barn with Summer kitchen, games barn and pool area have all been sympathetically refurbished to a very high standard, including many eco-features (e.g. solar panels, rainwater harvesting, double-glazed windows, energy-saving lighting). The grounds have recently been landscaped, and include an orchard and a new 12 x 6m pool with surrounding terracing and lawns. The accommodation consists of 8 double bedrooms, which can be arranged as double or twin bedrooms, and there are facilities for additional beds if required.

Main House
Ground floor:  The imposing entrance hall retains its original flagged floor, and has a shower-room with wc and basin to the rear, and a wooden staircase leading to the first and second floors. 

To the right of the entrance hall is a quality farmhouse kitchen with a family dining area. The kitchen has granite work tops and is equipped with:  fridge-freezer, separate fridge and wine fridge, range oven/hob, oven/microwave, coffee machine and dishwasher.  French doors open into the rear courtyard. 

At the rear of the kitchen is a huge family room, equipped with satellite 3D/HD TV, blu-ray DVD/CD and broadband.  The room is light and spacious with tall glazed doors opening into the grounds. 

To the left of the entrance hall is the formal dining room with a feature stone fireplace.  The utility room with washing machine and dryer is situated off the dining room, in the rear lobby, and can also be accessed from the front courtyard.

First floor:  Traditional stone steps lead up to the first floor entrance, and the front door opens onto the grand entrance hall.  There are two beautiful and well-furnished reception rooms on this floor.  The first has a traditional stone fireplace with a wood-burning stove, and satellite 3D/HD TV with blu-ray DVD/CD; the second has a piano.  The three double/twin bedrooms on this floor have luxury en-suite bathrooms. Second floor: The beautiful staircase continues to the second floor, which has three double/twin bedrooms all with luxury en-suite bathrooms. 

The house also has a media system, encompassing the kitchen, family room, dining room, 2 first floor receptions and 2 first floor bedrooms, with ceiling speakers and i-pod docking stations.

Pigeonnier, Games barn and Summer kitchen
The pigeonnier, games barn and Summer kitchen are situated on the other side of the courtyard, to the rear of the house. The pigeonnier has a small kitchen and a sitting room on the lower floor.  There is a twin/double bedroom on each of the first and second floors, while the top floor has a bathroom with bath and separate shower, wc and basin. 

The games barn has a full size snooker table, table tennis table on the ground floor and table football on the mezzanine floor.  A shower-room with wc and basin is situated at the rear of the games barn and is ideal for guests using the Summer kitchen and pool.  There are various inside/outside games (e.g. volleyball/badminton, croquet, skittles, boules, darts, Nintendo Wii), and six bicycles.

The Summer kitchen and dining area is situated in a sheltered position, under a traditional tiled roof, between the games barn and the pigeonnier. It opens onto the courtyard and is equipped with a BBQ, fridge, dishwasher, large bar and a dining area with table and chairs. It is ideal for al-fresco dining for all the family, as it is close to the pool and is surrounded by the buildings of the inner courtyard.

Within the grounds there are other barns that are well suited for corporate events and Summer schools. Details of the size of the barns can be provided on request.

The extensive driveway and grounds to the front of the house provide ample parking with outside and covered areas. The newly planted orchard is to the front of the main house. A large inner courtyard (500 m2), with outside seating areas and pergola, nestles between the main house, pigeonnier, games barn and Summer kitchen.  The gardens to the rear include a 12 x 6m heated swimming pool surrounded by a tiled area and lawns with pool furniture and outside shower (total 750 m2). Additional grassed areas beyond.  The beautiful views, from the pool area and courtyard to the undulating countryside below, continue all around the house.
