Coutures Ouest is situated on the edge of a valley overlooking spectacular countryside approximately 7km / 4.5 miles south of Bourg de Visa. It is in a very private and secluded situation at the end of a country lane.
The main building sleeps 8 people, or parties of 12 can be accommodated with the optional smaller building (Le Central). Only one rental will run at any time, ensuring privacy for all guests.
Coutures Ouest offers flexible accommodation to all group sizes, but especially to larger or extended families seeking separated accommodation close by. The buildings have been carefully renovated by the English owners, and retain much character and many interesting features, some of which are not seen in any other Halcyon Leisure properties. Much thought has been given to creating areas to suit all moods at all hours of the day, and it would be very easy for a party member to find a peaceful shaded space while others were enjoying an al fresco meal together in the sun.

"We rescued Coutures Ouest from dilapidation fifteen years ago. The wonderful views over fields and the countryside overwhelmed us. The property comprises two separate buildings which allow maximum flexibility of indoor and outdoor space, and we have indulged our passion for contemporary living but retained strong elements of the traditional French design. We feel we have created something quite special which we invite you to share with us, and we hope you will agree"
On the Ground Level there is a substantial open plan Kitchen/Dining/Sitting room which is thoughtfully laid out, with a well equipped kitchen at one end. Equipment includes a Washing machine, Microwave oven and Dishwasher.
A large dining table to seat all members of the party is in the centre of the room, and there are sofas and seating with television at the other end.
Additional lounging space has been created by imaginative use of the former cattle byres, ensuring that there is plenty of space for all members of the party to stretch out as they choose.
Immediately outside the sitting area is a large covered outdoor space, leading onto the pool terrace which has a magnificent dining table for al fresco meals: Being west facing, it is ideally positioned to make the most of the spectacular evening light and sunsets that the area generally enjoys. A table tennis table is also kept here.
Also on the Ground floor level is a the twin bunk bedded bedroom with an adjacent ground floor shower room with wc.
Stairs lead down to a small Lower Ground Level, one wall of which has been left as the natural rock. This level has been thoughtfully made into a quiet seating area with a sofa. With natural rock walls, and with no direct sun this is a delightful cool area in the hottest of weather, and doors open onto a small north facing terrace, again offering shade at all times of the day.
Stairs to the First Floor bring you to a landing: Working clockwise, the first room is the main bathroom, with roll top bath, shower and wc.
The first double bedroom has a 'Jack & Jill' door into this bathroom. There is then a twin bedroom, and finally a double bedroom with ensuite shower room and wc.

Accommodation in Le Central is all at ground level.
The Studio Double bedroom also includes seating and a small kitchen with sink, hob and fridge, enabling occupants to be totally independent of The Barn if they wish.
A particular feature is a wood burning stove which completes the rustic feel of this part of the property.
The Twin bedroom has two adult sized single beds, and then there is a Shower room with basin and wc.
The main feature of the outside area is the 11m x 5m pool which has Roman steps, and is alarmed. The water purity is maintained by salt rather than chlorine. There is a shower in a small room beside the pool.
A glorious sun terrace with outdoor furniture has been created in the south and west facing area between the pool and the house.
Also on the west side is the remains of a small stone building which has been made into a barbecue area for outdoor cooking. This is directly opposite the al fresco dining area mentioned above.
On the north side of The Barn is a smaller shaded patio area which has a very peaceful ambiance.
Adjacent to the parking area, there is a boules court, and a set of boules is provided, and on the other side of the parking area is a large grassed space, ideal for ball games and more. There are also swings there.
Being at the end of a country lane, cycling and walking opportunities are plentiful, and a number of bicycles are provided for guests to use. The Owners are keen cyclists, and there are three road racing bikes, 4 adult mountain style bikes and 3 child bicycles. The roads around Coutures West are very quiet and gently undulating, so ideal for exporing on two wheels.

The nearest village is Montjoi, 4km away, which is one of the bastide villages of the area, dating back to the 13th century, and has several medieval buildings and features, although very limited for shopping and other requirements
Bourg de Visa, 5km away, should fulfill most family shopping requirements during your stay.
The nearest major town is Agen, 15km to the west, with full shopping and leisure facilities expected of a regional centre.

A Security Deposit is also payable, and this is usually refunded (less any deductions) within one week of the end of your stay.
Cleaning at the end of your stay is not included: It may be available as an Option, but this (and any other services required) should be booked well in advance of your stay to ensure availability
