Brouelle is a traditional Quercy stone farmhouse situated in an elevated rural position with stunning views across surrounding countryside in a quiet country lane. The arched window at the front of the house has the date 1768 engraved in the stone. The house has a warm ambience and the landscaped grounds and terraces provide many covered areas for guests to enjoy al fresco meals in a tranquil setting. Laroque Timbeau (4km) has a range of local shops and facilities and the pretty hilltop village of Beauville has a leisure lake and local hotel/restaurant.  
Nearest main town:  Agen - 25 minutes.

Accommodation: The L-shaped property has had a new wing added to the right, which now offers three bedrooms, two of which have en-suite shower-rooms. The long covered front terrace opens into all the bedrooms. The main entrance leads into the central sitting and dining room that has a corner kitchen equipped with a gas cooker, a fridge/freezer and general electrical appliances. 

The dining area has steps up into a lobby which has a separate wc and the family bathroom. To the left of the main living room is a second sitting room with a central fireplace with wood burning stove, original evier, and beamed ceiling and stone walls. Bar football. This room can serve as a further bedroom as it has a single bed divan.

The principle bedroom has a double bed with an additional single bed and an attractive original evier. This bedroom opens into the bunk bedroom which has a double size bed on the bottom and a single on the top. Ensuite shower, with basin and wc. Both bedrooms also open onto the terrace. The third bedroom has a double bed, an en-suite shower room with wc and basin and is accessed from the front terrace only. 
  

The main sitting room leads through to a covered terrace with table and chairs and BBQ and the gardens that have mature trees and shrubs and grassed areas. The pool, situated to the right of the rear terrace, has three long internal steps making it ideal for young children.  There is a large swing seat at the back of the pool. The rear of the house has wonderful views of the undulating countryside.
